Firstly the system is not played by the same rules you are used to, especially if you are from the US.  Your best bet is to work with a number of different agents, seeing as many Panama properties as you can.</p>
<p>Find an agent or lawyer who understands what you want and how you want it. Be pro-active in the procedure and don’t assume anything. Ask questions until you get the answer you’re looking for. Remember above all else this is a process that will take some time, so allow yourself time to make the correct choice.</p>
<p>As a buyer, feel free to contact several different agents and have each one take you out. If you like a house they showed you, buy it through them. That’s how it’s played here.  In some cases, you will be taken to the same property by different agents. If this is the case it is acceptable to go with the agent who showed it to you first.</p>
<p>PanamaRealEstate.com is the first formal Multiple Listing service. Some agents have decided that a price per square meter is the best way to make sense of real estate in Panama. The price per square meter system is great for raw land and new construction, yet can be overly simple when looking at older buildings. With such a variety of ages, building materials, quality of workmanship, area and amenities, the price per square meter measure is not a reliable benchmark for determining value. Often you will hear agents say “this area” should be about “x” many dollars per square meter.</p>
<p>Sometimes owners base the price on their emotional attachment to the property. With this attitude the property may sit empty for years, gradually going to waste. The cost of electricity, gardeners or caretakers does not seem to register to many homeowners.  This kind of attitude is not easy to overcome, so If you find a property run like this be prepared to pay full price. If the price is negotiable, that will usually be stated when the price is given. It doesn’t hurt to try though.</p>
<p>The normal agent’s fee for selling property is 5%-6% of the property price. Often they get this for simply showing you the property and playing messenger with the paperwork, as a lawyer is responsible for drafting the contract and others do title searches. Find a good agent who is on the side of the buyer, as this can make all the difference.</p>
<p>Contracts in Panama are never boiler plate, as each contract is written per transaction once the particulars of the sale are known. The contract is usually written by the realtor and paid for by the seller. If you want your lawyer to draw up or review the contract, you will need to pay for it or negotiate a reduction of the commission. It is a good idea to set specific, realistic time frames for this to be done and if it is not, start making phone calls or go and sit in the agent’s office until it is done.</p>
<p>Double check the contract before you sign as some important things can be overlooked. Contracts will be written in Spanish and translations into English will take several days or more. There will be a charge for the translation.</p>
